Three morally dubious property managers are fed up dealing with their tenants and waiting around all month for rent to come in. So, they hatch a plan to break into apartments they manage, vandalize them, and fine their tenants for it all.
Property managers Caleb, Sarah, and Leo are fed up with dealing with their tenants, constantly receiving calls from them reporting problems with their units, and having to wait around all month for rent to come in to fund their shopping sprees. It’s a tough life, so they hatch a plan to fuel their life of luxury. Using their keys, they gain access to apartments they manage, vandalize them, and then fine their tenants for it all. But when they accidentally break into an apartment whose resident is still home, their little scheme gets exposed in a court of law.
Caleb, a property manager at Five Star Realtors, is fed up with the college kids he rents to. Always calling to report problems with their units, interrupting his sleep at night, and now, worst of all, a scratch on his precious BMW. Does he have proof that those punk-ass college kids did it? No; but they probably did! After a slight meltdown at work resulting in him smashing his phone to pieces, his coworker Sarah comes up with a scheme to break into apartments they manage, vandalize them, and then charge their tenants for all the damages. Caleb and his other coworker Leo sign on, and using their master keys, carry out the plan.
But when the trio breaks into an apartment whose renter is still home, the schtick is up, and they are sent before a judge to answer for their crimes. Interweaving between three timelines—Caleb, Sarah, and Leo breaking into apartments, the trio calling their tenants and demanding payment, and Five Star Realtors’ trial—"Five Star Realtors" explores the motivations behind these characters and brings to light the United States’ docile approach to punishing large corporations preying on the public. Will the judge bring the hammer down on our property managers, or will they walk free with a slap on the wrist, free to continue treating their tenants like commodities?
"Five Star Realtors" is an absurd satire of large property management companies, and how many of them have been accused of treating their tenants: misleading leases, withholding deposits, hidden fees. I have seen property management companies do some really sketchy things, they get caught, and then get the lightest slap on the wrist imaginable after taking advantage of their tenants. I, along with the greatest all-volunteer cast and crew of all time, made "Five Star Realtors" with the intention to make fun of this ridiculous world we live in—where massive companies can take advantage of people and get off almost scot-free. It is not right, but it's the reality we live in, so why not make fun of it and laugh at it, at least for 12 minutes and fifty-six seconds.

Ethan Geiger is the writer, director, producer and editor of "Five Star Realtors." Originally from Vermont, and then moving to Boulder, Colorado for the skiing (and school on the side). He is a published flash fiction writer, and enjoys making movies, skiing, and playing narrative based video games. Now living in Albuquerque, New Mexico, he hopes to continue pursuing filmmaking at a larger scale.
"Five Star Realtors" brought together two cinematographers to create distinct visual styles within the film. Connor Misset shot the break-in sequences, bringing an energetic and chaotic edge, while Chris Barron lensed the rest of the film with a more composed and satirical tone. This dual approach gave the break-in scenes a deliberately different look and energy from the rest of the story.
Chris Barron is an American film director, cinematographer, and editor. A graduate of NYU Tisch School of the Arts, Chris has over 20 years experience in film and video production. He is best known for his feature documentary work, including Jerabek (2007), Mitchell 20 (2011), and The Joe Show (2014). Based in Denver, Colorado, Chris operates Mile High Films and creates commercials for clients worldwide.
Based in Denver, CO, Connor Misset is a cinematographer whose passion for photography and video began in childhood and has grown into an eight-year career behind the camera. As the founder of Propr Blend Media, he has worked across commercial, narrative, television, and documentary projects throughout the U.S. and abroad. Skilled not only as a DP but also as a camera operator, editor, and producer, Connor thrives on collaboration, bringing powerful imagery and a love for the craft to every project.
Caleb, the protagonist of the film, is a slimy scum lord completely fed up with the college students he is forced to interact with. With gelled back black hair and the motivation to keep his heated seat subscription paid up, he decides to scam his tenants. But along the way he learns that the people he is scamming are human too and tries to get by just like him.
Jeff Steele is a classically trained actor, combining emotional depth and physical versatility to bring complex characters to life. A graduate of the American Academy of Dramatic Arts in Los Angeles, Jeff honed his skills in Shakespearean performance and has since built a diverse career spanning film, television, and theater. With a degree in history from the University of Colorado, Boulder, and a publication to his name, Jeff's academic background enhances his approach to storytelling, allowing him to fully immerse in period pieces and intellectually demanding roles. Passionate about both contemporary and classical narratives, Jeff continues to explore the full range of human experience on screen and stage.
The mastermind behind the entire scheme, Sarah believes that they are entitled to the money they are scheming to scam out of their tenants. She thinks that since they are scamming college students who will be making more than them later on, they are justified in taking just a little bit of their money now.
Motivated by pure greed and the desire to make his friends proud, Leo goes along with the scheme to scam tenants after inspiring Sarah to come up with the plan after dropping his cigarette while swapping out a smoke detector causing damage to the carpet of the Five Star office.
Hassan El Zein is a Lebanese-American who grew up around the world in places like Lebanon, Dubai, and Germany. This vagabond upbringing and multicultural background fueled a passion for storytelling and the human condition, which led him to pursue a career in the arts. Possessing a blend of skills from guitar, multiple martial arts, athletics (4-letter athlete in high school), and horseback riding puts him in a class of actor that can comfortably endure challenging roles both physically and mentally.
The Judge sternly tells the group of property managers off for all their wrongdoing. It seems they will finally get the punishment they deserve before they are let off with hardly a slap on the wrist.
Charles Dumont grew up in Granada, Spain and moved to the United States at the age of 16. While that did not make him really good at flamenco guitar, it did make him fluent in Spanish and an excellent dancer. Charles came into acting through an unusual path. His first career was in the space technology sector, where he designed electronics for satellites and interplanetary spacecraft. A highlight was getting to design hardware for the Spirit and Opportunity rovers that landed on Mars. In fact, there is a little metal plaque on Mars with his name on it in a tiny font. After retiring, Charles took an acting class and never looked back. Charles is passionate about helping to tell grandiose stories like the ones that fired his imagination as a kid. He hopes to play a wizard some day, even just once.
A college student living in one of the units Five Star manages. After Caleb, Sarah and Leo break into an apartment not realizing anyone is home, Ms. Jones gets injured by Caleb causing her to sue Five Star.
Angela Howell has been acting for 10 years. She studied acting at Case Western Reserve University, where she trained under industry professionals and got to work on incredible shows with both the theater department and student theater groups. Angela is dedicated to her craft, and her drive and passion for her work is evident in everything she does. People often remark on her kindness, and she is always willing to lend a hand, both onset and off.
